FORECLOSURE NOTICE
Default having been made in the payment of the indebtedness described in and secured by that certain Vendor’s Lien Deed executed by Richard Tew and Sharon S. Tew, which said Vendor’s Lien Deed is dated October 7, 2021 and filed for record October 8, 2021, and recorded in Deed Book 595 at Page 242 in the Office of the Judge of Probate of Washington County, Alabama, and said default continuing, notice is hereby given that the undersigned as holder of said deed, by virtue of the power of sale contained therein, will sell at public outcry, for cash to the highest bidder, between the legal hours of sale at 12:00 noon on the 28th day of August, 2026, at the front door of the Washington County Courthouse in Chatom, Alabama, the following described real property in Washington County, Alabama, being the same property described in said deed, to-wit:
Beginning at a point 453.8 feet South and 597.9 feet East of the Northwest corner of the Southeast Quarter, of the Southeast Quarter of Section 51, Township 7 North, Range 1 West, on the East margin of the Leroy and St. Stephens Highway, thence along the East margin of said highway South 34 degrees 45 minutes, East 94 feet; thence North 55 degrees 15 minutes East 238 feet; thence North 38 degrees 45 minutes West 94.2 feet; thence South 55 degrees 15 minutes West 231.5 feet to the place of beginning. Containing ½ acre more or less and being a part of the SE Quarter of the SE Quarter of the Section 51, Township 7 North, Range 1 West, Washington County, Alabama.
Commencing at a found 5/8” rebar on the Northeast margin of Washington County Highway #34 and the Southwest or most Southern corner of a ½ acre lot as described in Deed Book 219 on page 58 in the Office of the Judge of Probate of Washington County, Alabama and now owned by Richard E. Tew and Sharon S. Tew; thence along the east margin of said Highway #34 North 34 degrees 45 minutes 00 seconds West a distance of 94.00 feet to the Northwest corner of the TEW lot and the point of beginning of the parcel of land hereby conveyed; thence continue along said highway margin North 34 degrees 45 minutes 00 seconds West a distance of 38 feet to a point; thence run North 55 degrees 15 minutes 51 seconds East 205.0 feet, more or less, to a point on the Eastern boundary line of the Grantors’ property; thence South 44 degrees 37 minutes 59 seconds East 38 feet, more or less, to a point on the Grantees’ property line; thence run South 55 degrees 15 minutes 51 seconds West 205 feet back to the point of beginning and containing 0.18 of an acre, more or less. Said parcel of land being a part of the SE ¼ of the SE ¼ of Section 51, Township 7 North, Range 1 West in Washington County, Alabama. (For deed reference see Deed Book 456, at page 140, et seq. in the Office of the Judge of Probate of Washington County, Alabama.)
Said sale is made for the purpose of paying the note debt and costs of foreclosure, including a reasonable attorney’s fee.
